Why is there such a shortage of homes for sale on the market in North Lake Tahoe? This is a great question, and many buyers should understand that the market has a lot to do with it. Because there is such a high demand for homes here in Lake Tahoe, the active listings do not last long. With people moving out of the cities trying to find a little more privacy, Lake Tahoe makes a lot of sense. Buyers are coming to the mountains to escape the crazy city life. When a home hits the market it typically has multiple offers going above and beyond the asking price. Although there is a high demand there is also a lack of sellers. Sellers are worried about the flip side as to where they might move. Yes, they can sell their homes for top dollar but there are not many options for a replacement. North Lake Tahoe particularly is seeing a huge shortage for homes on the market. We are expecting a pick up in the summer months for inventory, but it wont be a whole lot different when it comes to competing in this market. If you look at the inventory compared to previous years this might be the lowest we have ever seen it. A few tips for buyers in this kind of market would have to include a lot of patience as well as always stay alert for the next home to hit the market. With an inventory shortage you will need a great realtor who will compete and who understands what it will take to win a multiple offer situation. Eventually this market will shift due to the fact that this high of a market is not sustainable. Either wait it out, or jump at the opportunity when it first comes available.
