Areas in Truckee, CA by Real Estate Subdivision

The Town of Truckee incorporated in 1993 with a boundary surrounding 34 square miles of largely developed land in the eastern portion of Nevada County. The Town incorporated with a well-developed historic downtown core; a newer regional retail and public service-oriented strip in the Gateway area of Donner Pass Road; and a series of dispersed residential subdivisions developed in the 1970s and 1980s geared primarily to the growing interest in owning a cabin in the mountain resort area. These subdivisions are literally spread out into the four far corners of the Town with the Downtown Core and Gateway service area roughly in the middle. Traditional mountain town neighborhoods evolved in the late 1800s and 1900s with a mix of uses and housing types built around commercial services. Downtown Truckee reflects this pattern. Most of Truckee's neighborhoods discussed below were built in the 1960s and 1970s as residential subdivisions and do not contain a traditional neighborhood mix of uses. The Gateway neighborhood is one example of a neighborhood in Truckee that developed within the last 30-40 years that does include a mix of housing and commercial uses.

Downtown Truckee
Downtown Truckee is the historic heart of the community and contains a mixture of commercial development centered around Commercial Row, older residences, and industrial and railroad uses.

Tahoe Donner
Located at the top of Northwoods Boulevard, Tahoe Donner's nearly 6,000 home sites are more than 50 percent built on. Approximately 75 percent of these properties are second homes. Tahoe Donner's Amenities include campsites, equestrian facilities, cross country and downhill skiing, a golf course, outdoor pools, 11 tennis courts, recreation/fitness center, beach and boat facilities at Donner Lake and a clubhouse.

Donner Lake
Most homes in this area are family and second homes with most in walking distance of the lake. The two newer subdivisions - Donner Lake Woods and Wolfe Estates offer lots. The Donner Memorial State Park on the east and Donner Summit on the west attracting both history buffs and nature lovers border this area. Also a favorite spot for rock climbers. Truckee-Donner Recreation and Park District maintain a beach at the west end of the lake.

Sierra Meadows / Ponderosa Palisades
Comprising about 1,500 housing units on about two square miles in the south central area of Truckee. Located across the Truckee River off of Highway 267, property owners and homeowners are close to the airport and Northstar. Although the two share the same entrance and exit, they offer different services. Sierra Meadows has a homeowners association with annual fees, tennis courts and a pool. Ponderosa Palisades has more trees, no association and no amenities. Through Sierra Meadows and Ponderosa, there are two subdivisions called Ponderosa Ranchos and Martiswood. Zoned for horses, the subdivision is about 60 percent built on. The neighborhood is a mix of primary and second homes. Then across Highway 267 is another neighborhood, Ponderosa Golf Course.

Gateway / Meadow Park / Donner Trail
This central Truckee neighborhood largely consists of more recent commercial development, including a major grocery store, several restaurants, and small strip mall developments along Donner Pass Road. Residential areas are located near the intersection of Northwoods Boulevard and Donner Pass Road, and between Donner Pass Road and the I-80 freeway. These are mostly primary residents with Gateway and Meadows Park being the oldest Truckee neighborhoods developed in the 1940's. Several important public facilities are located in the Gateway Area, including the Tahoe Forest Hospital, a public library, the Nevada County Government Center, and four school sites.

Armstrong Tract
Housing mostly primary residents, this section is located across from the Tahoe-Truckee factory Stores off Donner Pass Road. This area offers some of the least expensive properties with homes starting in the mid $200's and lots from $50,000.

Prosser Lakeview Estates
This quiet area is adjacent to the Alder Creek entrance to Tahoe Donner with plenty of trees and lots of snow. The Prosser Area consists of a grouping of subdivisions, including Prosser Lakeview, Sugar Pine Estates and Prosser Lake Heights, comprising several hundred housing units over three square miles in the northern central area of Truckee.

Northstar
This area consists of 1,296 privately owned properties including homes, condos and lots. All owners, regardless of property type, become members of the property owners association and pay approx. $682 per year for Swim, Fitness and Racquet Club privileges. It is located between Truckee and Highway 267 and is a year-round. Destination resort with amenities including alpine and Nordic skiing, golfing, horseback riding (stables), mountain bike park and school, adventure challenge ropes course, rock-wall climbing, orienteering and guided nature hikes open to the public.

Pine Forest
Brand new community under development. Located off of Highway 89 North, just minutes from highway 80 and downtown Truckee. Prices range from $150,000-350,000 for large homesites.

Glenshire/Devonshire
This community is located about 6 miles from Truckee and 28 miles from Keystone Ave. in Reno. Glenshire/Devonshire consists of a series of subdivisions comprising about 1,500 housing units on about three square miles located at the eastern boundary of Truckee. Most of the housing units in the area are occupied by full-time residents. It has it's own store, preschool, ballet studio and elementary school. Glenshire has a homeowners association, a clubhouse and a pool and also equestrian easements. Within Glenshire are Cambridge Estates, the Meadows, Juniper Hills and Juniper Creek Ranch.

Olympic Heights
This area offers a unique advantage in a region with long winters - lots of sun. Located on the southern facing hill off Glenshire Drive between Glenshire and Truckee.

Other Residential Areas
Other smaller residential subdivisions within Truckee include: Olympic Heights, southwest of the Airport Flats area; and Pannonia Ranchos, a rural, large lot subdivision east of Prosser Lakeview.
